Three sofa types for small rooms

Measure the room and the route first

A sofa has two jobs: fit the room, and reach it. Measure the wall, leave about 30 inches (75 cm) for a main walkway, and mark the outline on the floor with painter's tape. Then measure every door, hallway and stair on the way in. Our step-by-step guide, will it fit? how to measure for a sofa, explains diagonal depth, the measurement that decides whether a sofa can tilt through a door.

Where they differ

Size and fit

Arm width is the hidden cost of a sofa. Two chunky arms can take 20 inches or more of the length without adding seat. Slim or track arms give you more seat in the same width. Seat depth matters too: shallow seats suit small rooms but can feel short to tall people.

Delivery

A one-piece sofa has to tilt through every door on the route. A modular sofa arrives as individual seats, each in its own box, so it gets into top-floor flats and through tight turns.

Comfort and use

A loveseat seats two. An apartment-size sofa seats three and lets one person lie down. Modular sofas can be rearranged and added to later, which helps when you move.

Value

Loveseats are the cheapest of the three. Modular sofas cost more per seat but can save a failed delivery and a collection fee.

Mistakes to avoid

  • Measuring only the room. The door, the hallway turn and the lift stop more sofas than the room does.
  • Ignoring seat depth. A deep sofa swallows a small room and can feel too long in the seat for shorter people. A shallow sofa can feel short to tall people. Sit on one before you buy if you can.
  • Choosing the darkest fabric to hide stains. Very dark sofas show dust and pet hair. A mid-tone with a little texture hides both.
  • Skipping the return terms. Large items often carry a collection fee. Read the policy before you order.

Making a small sofa feel bigger

Raised legs that show floor underneath make a sofa look lighter. Pulling it a few inches off the wall, if the room allows, makes the room feel less crowded. A small side table on wheels gives you a surface without a full coffee table.

Fabric and cushions

In a small home the sofa is often also the guest bed, the dining seat and the place the pet sleeps, so choose a fabric that copes. Tightly woven fabrics and performance fabrics resist pilling and stains; removable, washable covers make life easier still. Fixed back cushions keep their shape and look tidier than loose ones, which matter more when the sofa is always on view.

Which should you choose?

Measure first, decide second. If the route is tight, choose modular. If the room is tight, choose a loveseat. Otherwise, an apartment-size sofa with slim arms gives you the most seat for the space. For everything else in the room, read the small space furniture buying guide.

How we chose

These are research-based recommendations: we compared published specifications, maker documentation and the features that matter in a small home. We have not tested them hands-on. Most picks are types of product rather than single models, so the buttons open the retailer's results; compare a few listings before you buy, in your own country's store.

Frequently asked questions

What size sofa fits a small apartment?

Many apartment-size sofas are under about 80 inches (2 m) wide, and loveseats are smaller still. Measure the wall, leave a walkway, and check the sofa's diagonal depth against your doors.

Is a loveseat or a small sofa better?

A loveseat suits one or two people and very small rooms. An apartment-size sofa seats three and lets one person lie down.

Will a modular sofa fit through a narrow door?

Usually, because it arrives as separate boxes. Check the size of the largest box against your narrowest door.
